Single point of contact for properties nationwide 

All property sales, listings, and management are handled through one single contact.  Each property has its own market dynamics and need for repair and maintenance.  Each broker has different styles and marketing programs.  These many and diverse issues are handled in a way that is transparent to the client. 

 

Real-time web portal with all property metrics 

Our affiliates’ on-line tools provide real-time property information to our clients through a proprietary web portal.  Metrics include acquisition price, type of property, property grade, list price, appraised value, days on market, broker, marketing status, and management cost to date.  Clients can measure performance of the portfolio by any of the metrics to evaluate exit strategies and price future portfolios.

 

Portfolio Valuation 

 

Our affiliates’ agents provide real-time property valuations (broker market analysis) for each property.  This report contains macro market conditions (such as employment and economic data), competitive market conditions (such as days on market, foreclosures, listing competition, sales comparables, and market inventory), repairs needed with cost estimates, and, of course, a final sales value.

Full inventory management 

Properties that are vacant require services such as utilities, repairs, maintenance, lawn care, etc.  This process is completely managed through our affiliated broker network.  All the vendors are hired and the work is done seamlessly.  The client simply gets one bill each month for all the properties.    

 

Title 

The diversity and complexity of individual state laws and regulation can be overwhelming.  Our affiliated title companies can navigate the process and efficiently handle the closings seamlessly. 

These companies are a driving force in the title and settlement services industry. They are national in scope, but locally staffed, with a wealth of experience in settlement services.
